Published sources do not agree on what it costs to build in Park City. Ledyard Homes, a Park City builder, says its new homes can start at $250 per square foot where there are no strict HOAs, and run $340 to $485 in private communities. Two Utah-wide sources say far less: Houzeo says $110 to $200 and Edge Homes says $100 to $150. We did not blend them. Another Park City builder says it does not publish a per-foot price at all.

What a Park City builder publishes

Ledyard Homes builds in the Park City area. On its Houzz profile it says new homes can start at $250 per square foot where there are no strict HOAs. In private communities it says homes generally run $340 to $485 per square foot.

The page shows no date. Treat it as a builder describing its own work, not as a survey of the whole town.

What Utah-wide sources say

Houzeo says building a house in Utah costs about $110 to $200 per square foot (updated August 2025). Edge Homes, a Utah home builder, says roughly $100 to $150.

Neither page mentions Park City or Summit County. These are statewide figures, so they may not fit a mountain lot.

Why the numbers are so far apart

The Park City figures and the Utah figures come from different kinds of builders and different kinds of homes. The sources do not say exactly what each number includes, so we cannot tell you which items are in or out.

Germania Construction, another Park City builder, says it does not publish one per-foot price. It says it would be "skeptical of any builder who quotes one before seeing your lot and understanding your vision." Ask each builder what a quote covers before you compare.

What we could not find

We did not find a building permit fee or impact fee amount for Park City or Summit County on a page we could read. Park City's page says permit fees are based on the value of the construction and follow its municipal fee schedule. Summit County's page says some projects may be subject to transportation impact fees.

Ask the Park City or Summit County building office for the current fee list. We also did not confirm Utah licence rules from an official page.
