Where is Mission Viejo, and what is it like?

Mission Viejo sits in the Saddleback Valley in Orange County, California. It is 49 mi (79 km) southeast of Los Angeles and 73 mi (117 km) northwest of San Diego. The city is a commuter suburb, made up of homes, offices and businesses, and it is one of the largest master-planned communities ever built under a single project in the United States. Only Highlands Ranch, Colorado, compares in size. The 2020 census counted 93,653 residents.

The neighbors are Lake Forest to the northwest, Trabuco Canyon to the northeast, Rancho Santa Margarita and Ladera Ranch to the east, San Juan Capistrano to the south, and Laguna Niguel and Laguna Hills to the west. The city covers 18.0 square miles, and almost all of it is land. A man-made lake takes up much of the water. The National Arbor Day Foundation has recognized the city for its tree-lined neighborhoods.

What is the weather in Mission Viejo?

The climate sits on the line between semi-arid and Mediterranean. Rain averages around 14 inches (360 millimetres) a year and falls mostly from November to March. Summer is very dry. Because the ocean is close, nights and mornings are often cloudy, especially in May and June, a pattern locals call May Gray or June Gloom.

Dry Santa Ana winds blow in from inland now and then and push temperatures up. Highs of 90 °F (32 °C) and above have shown up in many months of the year, sometimes well into autumn. California went through its worst drought in a century from 2012 to 2016, and Orange County was the last place to have its drought restrictions lifted.

How did Mission Viejo begin?

The name points back to Rancho Mission Viejo, a large Spanish land grant. Don Juan Forster, an English-born Mexican ranchero, bought the rancho. During the Mexican-American War he supplied fresh horses to United States forces on the march from San Diego to Los Angeles. The "mission" in the name is Mission San Juan Capistrano, and Mission Viejo was a community of San Juan Capistrano until it became an independent city in 1988.

For a long time the land was used for cattle and sheep grazing, since the hills were of little use to farmers. The area was one of the last parts of Orange County to be urbanized because its geology is so complicated. In 1960, early developers dismissed most of the land as simply "undevelopable".

How was Mission Viejo planned and built?

Donald Bren, an urban planner who later became president of the Irvine Company, drafted a master plan that put roads in the valleys and houses on the hills, following the shape of the land. It worked. By 1980 much of the city was finished. In the late 1970s and the 1980s, demand was so high that housing tracts often sold out before construction even started on them.

Homes and shopping centers are almost all built in a Spanish mission style, with adobe-like stucco walls and barrel-tile roofs. Many people point to Mission Viejo as the first and largest example of Bren's fondness for Spanish architecture. His company also built developments in Irvine and Newport Beach, and later took on projects in Arizona and the Denver area, including the first master plan for Highlands Ranch.

Mission Viejo first appeared as an unincorporated community in the 1970 census, became a census-designated place in 1980, and showed up as a city in the 1990 census. Travel writers describe it as planned suburbia at its most complete, with six-lane avenues and long runs of single-family subdivisions around strip malls.

Who lives in Mission Viejo?

In the 2020 census the median age was 45.9 years. About 18.8% of residents were under 18 and 21.4% were 65 or older. The city had 34,072 households, and 29.0% of them had children under 18. Married couples made up 61.2% of households, and 19.3% were people living alone. Of the 34,982 housing units, 2.6% were vacant.

The Census Bureau estimated in 2023 that median household income was $136,071 and per capita income was $60,816. About 5.0% of the population was below the poverty line. For comparison, the 2010 census put median household income at $96,088 and the population at 93,305, so the city has barely grown in headcount while incomes have climbed. Mission Viejo is also the principal city of an urban area with 646,843 people in 2020.

What is Mission Viejo known for?

The centerpiece is Lake Mission Viejo, an artificial lake about a mile long, running from Olympiad Road to Alicia Parkway along Marguerite Parkway. Access belongs to a private association of residents. Members get swim beaches, fishing, boat and paddle board rentals, and summer concerts and movie screenings. Waterfront homes there typically sell for upward of $2 million.

Sports are the other claim. The Mission Viejo Nadadores swimming and diving teams won a string of national championships in the 1970s and 1980s and produced Olympians and world record holders, among them Shirley Babashoff, Brian Goodell, Dara Torres and Greg Louganis. The city hosted the road cycling events of the 1984 Summer Olympics in Los Angeles. O'Neill Road was renamed Olympiad Road for the occasion, and in 2004 the city dedicated a permanent start and finish line near the entrance to the lake. The U.S. men's national soccer team trained here before and during the 1994 FIFA World Cup.

Quarterback Mark Sanchez, pitcher Phil Hughes and first baseman Adam LaRoche all come from Mission Viejo. Florence Joyner Olympic Park, at Olympiad Road and Alicia Parkway, honors the Olympian who lived in the Canyon Crest Estates above it.

What parks and events does Mission Viejo have?

The city has about two parks per square mile and three golf courses. Mission Viejo Youth Athletic Park has eight baseball fields and five soccer fields and hosts Little League District 68, AYSO Region 84 and several competitive soccer clubs. The Norman P. Murray Community and Senior Center is one of the city's recreation centers, and the Mission Viejo Public Library is a modern building inspired by the California Arts and Crafts movement. In the Cleveland National Forest, Holy Jim Canyon and its falls are a short drive away.

In 2023 the city launched GeoTour, described as Southern California's first geocaching tour. It has 27 geocaches, most of them along the Oso Creek Trail and at city recreation facilities. The calendar includes 5K runs and triathlons through the year, a street fair and fireworks on Independence Day, holiday decorations in winter, and the Rancho Mission Viejo Rodeo in late August.

Where do people shop, work and get medical care in Mission Viejo?

The Shops at Mission Viejo and the Kaleidoscope Center are the two main shopping, dining and entertainment centers, both aimed at an upper middle class, family-oriented crowd. The Shops is a large indoor mall with national department stores. Irvine Spectrum is a short drive away for anything else. Residents tend to head to neighboring cities for nicer restaurants and use local ones mostly for casual meals.

Marie Callender's has its corporate headquarters here. For health care, Mission Hospital is the largest hospital in south Orange County and the area's regional trauma center, and it houses one of two Children's Hospital of Orange County locations.

How do you get around Mission Viejo?

Interstate 5 runs through the city with five interchanges: Avery Parkway, Crown Valley Parkway, Oso Parkway, La Paz Road and Alicia Parkway. State Route 241 has one interchange, at Los Alisos Boulevard. A very short piece of State Route 73 touches the city but has no exits or entrances in it. County Route S18, also called El Toro Road, covers the far north. John Wayne Airport is 15 miles north.

The original U.S. Highway 101 once ran along what is now El Paseo and Camino Capistrano, back when it was the only major road linking San Diego with Los Angeles and San Francisco. It was abandoned when Interstate 5 was completed in the 1950s. A bridge over Oso Creek on Camino Capistrano, built for that highway, dates to 1938.

The Orange County Transportation Authority runs several bus routes, and the city has operated its own MV Shuttle. The Laguna Niguel/Mission Viejo Metrolink station sits near I-5 in Laguna Niguel and connects with Los Angeles, Riverside, San Bernardino and San Diego counties. Visitors are advised that a car is still the easier choice.

What schools serve Mission Viejo?

Two school districts split the city. Capistrano Unified serves the eastern, northeastern and southern parts with eight schools. Students in the western part, north of Oso Parkway and west of Marguerite Parkway to Alicia Parkway, go to Saddleback Valley Unified's Mission Viejo High School. Far northern students attend Trabuco Hills High School, and a few go to Tesoro High School or the private Santa Margarita Catholic High School.

Saddleback College, a large community college, sits in the southern half of the city near The Shops at Mission Viejo. The University of California, Irvine, Chapman University and Soka University of America are nearby in adjacent cities. Two elementary schools, La Tierra and O'Neill, the city's first, closed in June 2009 because of budget cuts.
